Suburb recommendations

Suburb recommendations in AffordaLive reports are generated algorithmically based on affordability scoring relative to your stated income and property preferences. They reflect which suburbs score well on the AffordaLive affordability index — not personalised advice about which suburb is right for you. Recommendations do not account for lifestyle preferences, school catchments, employment proximity, public transport access, community factors, or other personal considerations unless explicitly stated (Premium Report only, where applicable).

A suburb appearing as a recommendation does not mean AffordaLive endorses it for your situation. Do your own research, visit the suburb, and seek independent professional advice before making any decision.

Data accuracy and currency

AffordaLive uses independently compiled suburb benchmarks, ABS Census data, and where available, Domain API listing data. Data is current at the time of report generation or calculator use. Property prices, rental rates, and interest rates change — figures may not reflect current market conditions by the time you act on them.

We label every data point with its source (live listings, suburb benchmark, or state-level estimate). We do not present estimated or benchmark data as live market data. Even where live Domain API data is used, it reflects listings available at the time of the query and may not represent the full market.

Price range modelling

Price range brackets (±$50k–$100k from median) shown in reports are illustrative only. They indicate what properties at different price points within a suburb might cost to buy or rent — they are not a guarantee that properties at those prices exist or are available in that suburb at any given time. Verify against current listings on Domain or realestate.com.au before drawing conclusions.

Interest rate stress tests

Rate scenarios shown in reports use standard principal and interest calculations at hypothetical future rates. Actual mortgage repayments depend on your lender, loan structure, credit history, fees, and other factors. Higher rates shown in stress tests are illustrative — they do not predict future RBA decisions.

Stamp duty and government schemes

Stamp duty calculations are based on published state revenue office rates as at June 2026. First home buyer concessions, eligibility thresholds, and scheme terms change regularly. Always verify current rates and eligibility directly with the relevant state revenue office or a licensed conveyancer before transacting.
