AffordaLive uses independently compiled suburb benchmarks, ABS Census data, and where available, Domain API listing data. Data is current at the time of report generation or calculator use. Property prices, rental rates, and interest rates change — figures may not reflect current market conditions by the time you act on them.
We label every data point with its source (live listings, suburb benchmark, or state-level estimate). We do not present estimated or benchmark data as live market data. Even where live Domain API data is used, it reflects listings available at the time of the query and may not represent the full market.
Price range brackets (±$50k–$100k from median) shown in reports are illustrative only. They indicate what properties at different price points within a suburb might cost to buy or rent — they are not a guarantee that properties at those prices exist or are available in that suburb at any given time. Rate scenarios shown in reports use standard principal and interest calculations at hypothetical future rates.
