Affordability scores and labels

Affordability scores and labels such as "Comfortable", "Manageable", "Stretched", or "Unaffordable" — and the letter grades (A–F) shown alongside them in the calculator — are automated model outputs only. They are not lender assessments, approvals, valuations or statements that a property, suburb or loan is suitable or affordable for you.

Suburb suggestions

Suburb suggestions are based on AffordaLive's methodology, which may consider affordability, median prices, rent, proximity and selected preferences. They do not mean AffordaLive endorses a suburb or considers it right for you. Unless expressly stated, results may not account for matters such as schools, commute times, transport, crime, environmental risks, lifestyle preferences or the condition of a particular property.

Data accuracy and currency

AffordaLive may use government information, public datasets, suburb benchmarks and third-party data, including property listing data. Data may be incomplete, delayed, estimated or inaccurate. Median prices and rents are statistical reference points and are not valuations or guarantees that property is available at a particular price.

Cost and rate estimates

Mortgage repayments, deposit amounts, savings periods, interest-rate scenarios, stamp duty and government scheme calculations are estimates based on stated assumptions. Actual costs, lending criteria, repayments and eligibility will depend on your circumstances, the property, the lender and the law applying at the time.

Interest rate stress tests

Interest-rate stress tests are hypothetical illustrations only. They do not predict future rates, assess serviceability or confirm whether you can obtain or repay a loan.

Currency of information

Information is current only at the date it is generated. Unless a shorter period is stated, paid reports should not be treated as current more than 30 days after generation.

Stamp duty and government schemes

Stamp duty and government-scheme calculations are estimates based on published rates, thresholds and eligibility requirements available at the time of calculation. From 1 August 2026, eligibility for Queensland home and first home transfer-duty concessions generally requires each buyer to be an Australian citizen, permanent resident or specified foreign retiree. Additional Foreign Acquirer Duty may also apply where a buyer is a foreign person. Eligibility depends on individual circumstances and may change. You should verify all current rates, concessions, duties and eligibility requirements directly with the Queensland Revenue Office and obtain advice from a licensed conveyancer or solicitor before entering into a transaction.

Lenders Mortgage Insurance (LMI)

Any lenders mortgage insurance amount shown is an estimate only. There is no single government-prescribed LMI rate or standard premium table. Actual premiums and eligibility requirements vary between lenders and insurers, including providers such as Helia and QBE, and may depend on the loan amount, loan-to-value ratio, property, borrower circumstances and lender arrangements. The amount shown is not a quote or guarantee. Confirm the actual premium and applicable requirements with your lender, mortgage broker or insurer before relying on it.
